Project Management
- Assistance in identifying and selecting suitable properties and helping negotiate Terms of Agreement
- Providing due diligence on the approximate scope of works, once the building has been located
- Handling all Landlord's Consents
- Providing full management of the entire project
- Upon appointment, producing a detailed, Costed Schedule of Works and Programme
- Providing a programmer and scheduler for the Move Management.
Cost Control
The costs of a project are dictated by two key stages - the client's requirements and the state of the existing premises. CityAxis manages cost estimating and control procedures. Client-instigated revisions and/or variations are immediately costed and programmed, and the client advised accordingly.
Statutory Issues
- CDM: CityAxis complies fully with all the requirements of The Construction (Design and Management) Regulations 2007 (CDM).
- Health and Safety. CityAxis has a comprehensive understanding of all Health and Safety issues and provides the relevant advice and packages. In addition, CityAxis appoints a CDM Health and Safety Project Coordinator to ensure that all aspects of the project comply with the legislation.
- Disability Discrimination Act (DDA) CityAxis has a thorough understanding of, as well as wide experience in, compliance with the DDA and Part M of the Building Regulations, and can advise accordingly. All works will be designed and constructed in line with these provisions.
- CityAxis undertake Full Plans Submission for Building Regulations and Means of Escape in Case of Fire.
Quality Assurance
Quality control is maintained through a fully-documented system of inspection, 'hold-points', sub-contractors and client sign-off. In addition, a dedicated Site Manager will regularly audit the performance of each sub-contractor.
