Upper floor addition

This three phase project, undertaken with the school in occupation, saw not only the refurbishment of five floors from commercial to educational space, but also the demolition of the fifth floor and its subsequent expansion to create a new sixth floor, to house a state of the art sports hall and provide some valuable outside space for pupils.

 

Located on the junction of one of London's major arterial roads meant that access and site accommodation were severely limited. The already challenging programme was made increasingly difficult to manage, due to gas maintenance works on the surrounding streets preventing road closures for crane installations.

Works Included:

  • Full height scaffolding on busy arterial crossroads

  • New school kitchen and dining hall installation

  • New 5th & 6th floor lightweight steel frame extension

  • Full M&E services upgrade throughout and lift

  • New toilet and public health facilities for staff and pupils

  • New Drama studio, Science labs and Food tech classroom

  • Interior partitioning and finishes throughout

  • Removal of pre-stressed concrete 5th floor roof

Key Challenges:

  • Undertaking major remodelling of a 5 storey building whilst in occupation by the school & 3rd party tenants

  • Managing logistics to a 5th floor site in the heart of London with no crane activity permitted for deliveries

  • Tight Programme and budgetary restraints

  • Onerous H&S requirements to safeguard school access

Key Achievements:

  • Successful segregation of construction activities from staff and pupils

  • Managed site accommodation in such confined space

  • Successful piggybacking of M&E services to ensure user continuity throughout each phase

  • Retained strong collaborative approach with clients
