CityAxis designed and constructed the new 3,500 sq ft, net zero carbon facility, larch CLT and Glulam, double storey headquarters building for staff working in the Arboretum Nursery at Kew Gardens. The works comprise a complete demolition of the existing welfare building and foundations which has reached the end of its useable life, and its replacement with a new building in the same location. Cross laminated timber (CLT) were used for structural system for floors, external walls, internal spine walls and roof decks, including supply and erection; glulam columns. This building was designed and built to illustrate the determination of RBGK to deliver their first "net zero" building in which design, sustainability, low maintenance, low cost and low impact on surrounding garden environments were the main drivers.

Works included:

  • New meeting rooms & office re-configuration

  • Philips LED modular lighting & control system

  • New shower & toilet facilities

  • New upgrades to ventilation/ extraction

  • New in-house Café with central bespoke bar

  • New mixed-use furniture for dining & meetings

  • New customised kitchen

  • Bespoke wallpaper / new flooring

  • Photo-Voltaic, water recycling, heat recovery

  • BREEAM "Excellent" target surpassed by team effort

Key Challenges:

  • Working in a LIVE office environment / client employees in occupancy

  • Rigid security protocols for staff/ deliveries

  • Intelligent personnel relocation plan minimising disruption to client's business

  • Restricted programme due to approaching move date

Key Achivements:

  • Project delivered in time and on budget despite continued occupancy and site restrictions

  • Increased sales figures in café

  • Improved kitchen allowed meeting/ function catering to be brought in-house

  • New bar area has encouraged social gathering

  • Condensed office saves client over £1M annually
